Project overview

Elevator Modernization case study for a commercial site in Panaji, Goa, showing how the solution was shaped around actual planning conditions instead of a standard package.

Site context

This case study covers a elevator modernization for a commercial site in Panaji, Goa, with planning guided by the site's building condition, use pattern, and service practicality.

Planning challenge

The building had a 12-year-old commercial lift from a multinational elevator brand with manual swing doors, ageing controls, rising service costs, and a growing risk of full replacement.

Eleva approach

Eleva upgraded the ageing controls, renewed ropes and critical electricals, converted cabin and landing doors to automatic operation, refreshed the cabin finishes, and upgraded safety devices so the lift returned with the feel of a newer system without the cost of replacing the full installation.

Installation outcome

The modernization gave the lift a new lease of life, improved daily confidence for the building, and avoided the much larger cost of full replacement.

Project details

  • Location: Panaji commercial building
  • Existing lift age: 12 years
  • Existing condition: Manual swing doors, ageing controls, high service costs, dated cabin finishes
  • Upgrade scope: New control system, automatic cabin and landing doors, plush cabin renewal, replaced ropes, renewed electricals, and safety-device and sensor upgrades
  • Special requirement: Restore reliability and appearance without replacing the full lift
  • Expected life extension: Approximately 7 additional years of service life

What made this modernization work

The building had been operating an older commercial lift supplied by a multinational elevator brand. Over time, the controls had aged, parts support had become expensive, and the manual swing doors no longer matched the building's expectations for convenience or appearance.

Instead of forcing a full replacement, the review focused on what the existing lift route could still support. The usable shaft and main installation base were retained, while the ageing controls were replaced with current controls that improved operation and restored a smoother running condition.

The cabin and landing entrances were converted from manual swing doors to automatic doors so the lift felt substantially more current in everyday use. A new plush cabin finish was also introduced so the building did not only gain operational improvement, but also a fresher overall presentation.

Critical safety mechanisms and sensors were upgraded as part of the package, and the ropes and key electricals were also renewed so the lift returned to service with stronger day-to-day confidence. The client was pleased because the finished result delivered the look and feel of a newer lift while saving the much larger cost and disruption of full replacement.
